Move-In Procedures

We're thrilled to welcome you to your new home! To ensure a hassle-free move-in experience, we've outlined a step-by-step guide to streamline the process. Take a look at the sections below to learn more about your move-in times, where to pick up keys, what you need to complete ahead of time to qualify for Fast Pass Move-In, and more.

What To Expect Move-in Day

Your contract begins on either August 21, 2026 or August 22, 2026, and the earliest your apartment will be available for move-in is the date listed on your housing contract. Please arrive at 521 15th Ave SE, Minneapolis MN no earlier than your assigned move in time. When you arrive, please enter through the garage entrance on 14th Avenue if you qualify for fast pass move in. If you do not have fast pass access, please enter through the 6th Street parking garage entrance. To ensure a smooth move-in process, we’ve organized time blocks based on your unit number. Please familiarize yourself with your designated time slot below.

Welcome to your move-in day! To ensure a smooth arrival process, please follow the steps shown on the map below. Our move-in map will guide you to the right place for your move-in. Simply follow the designated route and signage to reach your destination. If you have any questions or need assistance along the way, our friendly staff will be available to help.

FAST PASS

Make a right turn into the garage entrance on 14th Avenue.
A staff member will be stationed on the upper level of the garage at the fast pass station. Those who qualify for fast pass will receive keys.
Park in the designated spaces to unload.
Immediately after unloading, exit the garage by making a right turn onto 14th Avenue.

NON FAST PASS

Make a right turn into the garage entrance on 6th Street.
Park in the designated check in spaces.
Enter leasing office to complete any outstanding requirements.
After receiving keys, exit the garage by making a right turn and drive around to 14th Avenue garage entrance. Refer to other map for further instructions.

Fast-Pass Pre Move-In Requirements

We offer Fast Pass move-in options for your convenience. In order to qualify for this option, be sure you've completed all the items listed in the drop downs shown here, including any move in check list items shown in the ResidentPortal. Please note, failure to complete these items ahead of time may result in longer wait times during key pickup. Let's make your move-in process swift and seamless!

Move-In Requirements

Monthly Installments

On move-in day, we will verify that the full month’s installment, fees, and any outstanding paperwork are complete before giving out keys. Please note that we only accept certified checks; cash and money orders will not be accepted. If you choose to pay online before your arrival, please ensure to bring a copy of the online confirmation. Your first month’s installment is due no later than 08/01/2026. It’s crucial to ensure all fees and your first month’s installment are paid on time to secure your unit and prepare for move-in day.

Insurance

As a condition of the Housing Contract, residents are required to carry liability insurance. To satisfy this requirement you have two options:

Do nothing and you will be automatically enrolled in the Damage Waiver Program for a monthly fee
Purchase liability insurance from a licensed agent and provide proof of coverage to our partner Confirm Insurance at portal.confirminsurance.com.

Pet Screening

Our property is proud to be pet friendly! Whether or not you are bringing a pet, all residents are required to register with PetScreening even if you do not have a pet. Please click the link below to read more and complete your pet screening application.

Utilities

Residents are not required to establish utility accounts in their name. Utility accounts are already established in Landlords name for your unit. The community will handle payment collection. Simply pay your bill together with your monthly installment. Make sure you have created your ResidentPortal to view your monthly utility charge and make a payment. Statements sent to your email will contain a link that will automatically direct you to ResidentPortal where you can pay your bill.

Package Delivery

Beginning August 1, all residents will be required to register with Fetch, our package delivery partner. Fetch is a convenient package management service that receives your online orders at a secure off-site facility and delivers them directly to your apartment at a delivery time you choose through the Fetch app. To ensure uninterrupted package deliveries, please download the Fetch app or visit the Fetch website to create your account beginning August 1. Once registered, you’ll receive instructions on how to update your shipping address for future deliveries.

More details on Fetch registration will be emailed to residents on August 1.
