Under Minneapolis city rules (Title 20, Chapter 535, Article XIV), developers building projects with 20 or more residential units must follow the Inclusionary Zoning guidelines set by the Minneapolis Unified Housing Policy.

To qualify for Inclusionary Zoning Housing at The Standard at Dinkytown, you must qualify for the Federal Pell Grant and complete the necessary qualifying documentation with the on-site management team.

Applicants for IZ Units or bedrooms in Student-Eligible projects using Pell Grant eligibility will have their status verified by CPED staff through documentation from FAFSA or the educational institution. If Pell Grant eligibility is from the previous school year, it must be re-verified within 120 days before the lease begins. Students who meet Pell Grant criteria do not need to provide income or asset verification. Other applicants must follow the standard verification process.

In accordance with Minneapolis’ Comprehensive Plan and Inclusionary Zoning requirements, The Standard at Dinkytown offers a variety of affordable units for eligible applicants, with options ranging from studio to 5-bedroom apartments.

Affordable Housing units are typically available for move-in during August of each calendar year. The Standard at Dinkytown has a limited number of units dedicated to affordable housing, so we recommend signing a housing contract earlier to help ensure you can save your place.

The cost of affordable housing is determined by income limits set by the U.S. Department of Housing and Urban Development (HUD), with pricing based on the unit type and 60% of the Area Median Income (AMI).
